Dispositions Sales Rep:

Irvine, CA

The Dispositions Sales Representative is a very detail-oriented, diligent, reliable, and incredibly friendly team member. Building rapport with potential investors and vetting them as serious buyers or not are daily activities the “dispo rep” will engage in. Understanding what the company’s goal is regarding profits and spreads is a key component in deciding what to do with specific acquisitions, and this is the “dispo reps” area of expertise. Some businesses have various acquisition strategies and a good dispositions rep will understand which direction would best benefit the company, hence prescribing the best action for the said acquisition.

 

Understanding the investors’ “buy-box” is also an important job function a good dispositions rep will excel at and utilize on all transactions. The dispositions rep will have the ingenuity and resourcefulness to resolve potential conflicts with a win-win outcome while maintaining a great relationship with all parties to the transaction.

 

The dispositions sales rep works closely with the Acquisitions Manager and the TC department on every transaction; therefore, a high level of commination skills should be considered when factoring in whom your company places in this position.     

Roles and Responsibilities:

  • Cold call potential buyers to create a book of business

  • Develop a long-term working relationship with a potential customer to ensure the best financial return for the company

  • Utilize company CRM to contact potential buyers to close deals for the company

  • Prepare and send contracts for signature

  • Use the CRM daily to update and stay on task until deals are closed.

  • Negotiate by phone, email, and in person a win/win solution for both parties.

  • Build rapport to overcome objections.

  • Conduct property walkthroughs

  • Visit city & county offices to pull permits for projects

  • Comfortable with driving daily to and from appointments

  • Ability to compete with other project managers to obtain the highest priced sale
